Buying? There are a few things you should know

1. As a homebuyer you should understand, and appreciate your value. Frankly, in this market most agents would give their left arm to sign an agency agreement with a pre-approved buyer! More

 

2. Learn a little about how the real estate game is played, who the players are, and how they get paid before choosing an agent, applying for a loan, or signing ANYTHING. More

 

3.Read and understand the contracts you’ll need to sign BEFORE starting your home search. (Hint, they’re not as straight forward as they  may appear, and can be “drafted” to benefit a particular party, often without the other party catching it!) More

 

4. Sellers, as a part of the listing contract, commit to pay a pre-arranged commission to either;  1) The agent you have retained to represent your interests; Or  2) Any other agent who “brings you to the table.”  Restated, the seller is going to pay the commission to someone, AND YOU GET TO CHOOSE WHO! Now that’s power, use it wisely! More

 

5. House hunting with your own representative is stress free! Buyer Agents can show you any home you want to see, in a  relaxing environment where you can take your time, discuss likes and dislikes freely, and just generally not have to deal with a salesperson looking over your shoulder all day long!

 

6. Homebuying is serious business! And there are very few “inexpensive mistakes.”  Having a professional to represent and protect your interests is a smart idea.

 

7. Never, ever, talk directly to the sellers agent. They are NOT your friend, and must protect the interests of the seller to your detriment! By the way, the person hosting the open house is the sellers agent. Also the number on the yard sign or ad connects you to the sellers agent.

 

8. Realtors® are strictly regulated by  the NC Real Estate Commission, and the Association of Realtors®. If you ever feel you are not treated fairly by a agent, they both want to know! Mortgage brokers and lenders are regulated by, and complaints should be sent to the NC Commissioner of Banks.
